Kula Real Estate

Many people are drawn to Kula for its bi-coastal views, clean, crisp air and its true country feel. The area offers a variety of options to those looking to retreat to “Upcountry” living.

In Kula and its further reaches, Keokea and Ulupalakua, you can find small homes and small lots as well as large equestrian estates with acreage, barns, riding arenas and caretaker’s quarters…and everything in between. There are numerous subdivision located in Kula.

Some of the older ones started as early as the late 70’s and 80’s, such as Kula Kai, Kula Nani and Kula Mala, offer lovely homes, mature landscaping and many that have been updated and upgraded to keep pace with the times. The Ridge at Kulamanu and Kulamanu Estates are newer and offer buyers protective covenants. Currently these areas are commanding around $1 million to $1.5 million for the homes.

A newer, up-scale and gated residential community in Lower Kula is Omaopio Ridge. With larger parcels and at a slightly lower, drier elevation, these homes boast the best of Upcountry living…acreage; warm, sunny days and cool evenings; convenience to town and amenities; privacy and security. Homes in this community are listed in the $4 million dollar range.

Recently residential condos have hit the Upcountry market. These are usually on an acre or so of land and have several dwellings which have been condominized so that the land becomes common to all of the homes similar to a condo complex. The difference is that these dwelling are free-standing and individually owned.

So whether you are looking for a classic kama’aina home, small acreage, a mini-estate, equestrian living or a residential condo, Upcountry Kula has something to offer to you.

 

Makawao Real Estate

Makawao, affectionately known as “The Cowboy Town”, offers buyers a wide range of affordable housing. It has many smaller, well-established neighborhoods that are family friendly and convenient to Makawao town, the public library, the post office, restaurants, shopping and the famous Komoda’s bakery. These neighborhoods include Haleakala Ranch Homestead, Makawao Ranch Acres, Makawao Meadows and Makawao Highlands.

Near town smaller homes on smaller lots have recently sold near the $500,000 mark and higher. Many sellers have updated and upgraded their homes and those, of course, are receiving higher offers and sale prices.

The Makawao real estate market extends up the mountain a bit to include the Olinda area as well as down the mountain to include Hailimaile. Both areas have sections with older, more traditional kama’aina homes – some updated and some not – that offer the buyer a real opportunity for simple Hawaiian style living at a more affordable price. Olinda, more so than Haliimaile, also has large parcels with lush, tropical landscaping, classic kama’aina style homes impeccably re-modeled to offer every luxury to the discriminating buyer.

A new, up-scale gated community has appeared on the slopes of Haleakala as one drives from Makawao down Baldwin Avenue towards Paia. It is called Maunaolu Plantation. The homes boast 2+ acre lots, some with swimming pools, ohanas (guest cottages) with room for horses and barns. These homes are currently being offered in the $2.5 million dollar range.

Affordable Upcountry living, great views and the friendly folks in a small cowboy town provide another option for those looking to move to Maui.
