Upcountry Maui Land for Sale
The Current Maui Real Estate Land Market

As of July 2007, land sales on the island of Maui decreased 15% compared to the past year.  The average price fell 9% from $950,455 to $860,189 during this period.

Much of the decline in the number of land sales in the past year was concentrated in two parts of the island. Kaanapali saw a decrease from 38 sales to 15 and Kula/Ulupalakua saw a decrease in sales from 18 to 9 transactions.

The largest increase in land sales took place in Central Maui, which saw an increase from 33 to 59 transactions in the past year. The average price dropped slightly from $469,899 to $437,481, a 7% decrease.

Kapalua also saw an increase in land sales from 5 to 11 transactions in the same period. The average price decreased from $2,675,800 to $1,958,182. It is possible, when the number of transactions is limited, as is the case here, for one sale to have a strong effect on the average price.

At 14 transactions, Lahaina land sales stayed stable and unchanged from the previous year. Prices, though, increased significantly (55%) from an average of $1,045,260 to $1,623,929.

The Makawao/Olinda/Haliimaile area saw only 1 land sale in the past 12 months, down from 4 for the same period a year ago. Average price fell from $606,250 to $525,000, a 13% decline.

Wailea/Makena, while declining in the number of transactions to 6 as compared to 12 for the previous year, saw an average increase in price of 53% from $1,813,000 to $2,779,167.

One of the most significant decreases in price was seen in the Haiku area. While the number of land transactions stayed relatively even, dipping from 12 to 10 in the past year, the average price fell from $882,500 to $460,200.
