The Maui Real Estate Market - The Latest Trends
As of July 2007, based on the Realtor Association of Maui report, total unit sales of Maui homes, condos and land were down an average of 11% from the previous year. The average sales price for all homes, condos and land was down 18%. This is much less than anticipated and indicates that while there is a correction taking place in the market, the market still remains healthy.
If we dive deeper into the statistics and look at the different categories of property for sale, we find some very interesting current trends.
Maui home sales for the first quarter saw a 20% increase in the number of units sold compared to a year ago. Much of this volume increase was due to Central Maui which saw an 80% increase for the year as well as luxury homes in Wailea and the Kaanapali/Kapalua regions which saw an increase of 36% and 133% respectively. At the same time, the average sales price over the past 12 months dropped 4%.
The Maui condo market saw a 16% decrease in units sold over the past year. Some say this is an area of the market that needed correction. The average condo price also declined from $786,104 to $747,788, a decrease of 5%.
Lands sales on Maui have also seen a decline over the past year from 181 to 154 sales. The average price fell from $950,455 to $860,189, a 9% decrease. Central Maui was the top land sales market with a 79% increase in sales. Kapalua was another a bright spot for land sales with an increase from 5 to 11 sales taking place over the past 12 months.
The average number of days a single-family house can plan to sit on the market is 147. This number has stayed constant for the past two years.
