Kihei real estate is one of the more diverse on Maui. The Kihei area is divided into four regions: North Kihei, Central Kihei, South Kihei and Maui Meadows. As one enters Kihei on the Piilani Highway or South Kihei Road the first region that you come to is North Kihei.
North Kihei has numerous residential areas as well as commercial/industrial areas. There are condominium complexes, such as Kihei Villages, Southpointe, The Villas at Kenolio, that offer long-term rentals and owner occupied condos.
These complexes are also pet friendly offering owners and / or renters the convenience of condo living with the hominess of having a family pet. Condos in these complexes currently range from the high $200,000’s to over $500,000. Individual upgrades and complex amenities will influence asking price.
As mentioned above, North Kihei also has many residential areas. Most of these are older neighborhoods with small to medium sized homes on smaller lots, such as Hale Piilani. Prices may range from the low $500,000's to the mid-$800,000’s. A newer subdivision in North Kihei is Honu Alahele. Homes in this development are bordering around the $1 million dollar mark, some including ohanas.
All along South Kihei Road we must mention the condos – some zoned for short-term, vacation rentals and some not. Since there was no over-all plan for the development of the Kihei area (versus a planned resort area such as Wailea), the variety along this stretch of road is amazing. Small “mom & pop” boutique complexes offer tropical quaintness, many repeat clients and a location within walking distance to the beach. High-rise complexes provide oceanfront access, manicured lawns, a variety of amenities and usually a lot more people.
Investment vacation rental condos can offer the best of both worlds for a buyer. Owning a potentially income producing piece of paradise that you can escape to during the slow season and maybe even be able to write off the trip (check with your CPA or tax attorney).
Just off the Piilani Highway in Central Kihei, we have the Piilani Villages. This development has been built in several stages and homes currently list in the area of $700,000+. There is a great neighborhood feel and general continuity to the design and upkeep of the properties.
Central Kihei also boasts the Piilani Shopping Plaza anchored by Safeway. It also includes Starbucks, Jamba Juice, restaurants and the always famous Hilo Hattie’s.
The closer one gets to Wailea, the more the house or condo prices rise. Many lovely newer subdivision grace South Kihei. Ke Alii Kai and Kilohana Ridge were just two of the developments which were originally developed, designed and marketed in conjunction with RE/MAX Maui. The developers were careful to listen to the thoughts of owners from Ke Alii Kai and implement the best suggestions into their next project, Kilohana Ridge. Homes in these two areas now range from the high $900,000's to well over $1.5 million.
Again, let’s not forget all the condos that line South Kihei Road from Maalaea / North Kihei all the way through Wailea and into Makena. With the Kihei coastline being home to some of the most beautiful beaches on the island, beach or ocean front complexes command high prices and have high occupancy and return rates for the smart investor. Always do your due diligence to discover the fine points of a complex’s rental history, finances, reserves as well as any special assessments that may be coming up in the near future.
For those who want ocean front residential living without the restrictions of a gated community or condo, check out the ocean side of Halama Street. The oceanfront homes range from funky original on naturally beautiful lots to new, state of the art homes on neatly manicured land. A fun option for those with $4 - $5 million to spend.
Maui Meadows, located on the mauka (mountain) side of the Piilani Highway, is just a hop-skip and a jump to the ocean. Most lots in this area are half acre parcels and many have both a house and an ohana on them. Many years ago when the building first started in Maui Meadows there were no protective covenants in place to guide the size, shape or design of the homes. Today one can find a multi-million dollar mansion next to a modest original home. Many folks like this aspect and freedom of living as well as the close proximity to the beach, shopping and restaurant and the slightly cooler weather from being at a bit higher elevation than their sea level neighbors. These hillside homes range from the high $900,000 to well over $2 million dollars.
There is a private, gated community off of Maui Meadows called Kaimanu Estates. These properties are located on over 2+ acres of land; some with incredible ocean views; lushly and meticulously landscaped yards, private swimming pools and spas and homes with every imaginable amenity. When available, these homes generally command around $4 to $5 million dollars.
