Overall for the year ending July 2007, condo sales are down on the island, decreasing 16% over the past year. Many people believe this is a healthy correction to the condo market which had seen large, and in some cases, unsubstantiated increases in sale prices up until 2006.
South Maui and West Maui accounted for 74% of the condo units sold in the past 12 months, down 16% from the previous year. The average price also saw a decline, dropping 5% from $786,104 to $747,788.
There are pockets of the condo market that are doing well. Lahaina saw a 10% increase in the number of units sold this past year. The average price also increased, rising from $551,949 to $642,965, a 16% increase.
Kihei, one of the most active condo markets on Maui saw a slight increase in the amount of units sold from 269 to 287 for the year. Average prices dropped though, from $465,654 to $433,546 or a 7% decrease.
The South Maui Luxury condo market located in the Wailea and Makena regions remained strong with 138 units sold, an increase from 127 the previous year. The average price on these units saw a drop from $1,856,535 to $1,522,644, an 18% decrease.
