As of July 2007, the number of homes sold on Maui has increased 20% over the same period last year. At the same time the average price for a home, currently standing at $958,906, has seen a average price decrease of 9.5%, down from $1,002,286.
Central Maui has seen the most activity in the first quarter of the year. There were 299 home sales in this area, an 80% increase over the previous year or 42% of the entire single-family home sales market. While the volume was up, as expected with the overall correction currently taking place, the average price in the Central Maui area dropped 17%. This means a house that sold for $643,964 in 2006 sold for $534,185 in 2007.
The Wailea-Makena area, one of Maui's most luxurious house markets, had 29 single-family sales in 2007 with 22 for the same period a year ago. The average sales price on these homes dropped slightly from $3,215,523 to $3,208,198.
Home prices in Maui's other luxury home market, Kapalua, saw an increase in sales price from an average price of $3,700,000 to $6,318,421. There were only 7 single-family units sold in Kapalua, up from 3 the previous year. With so few units sold, it is possible that the high sales price of just one home has had a significant effect on the average sales price.
Home sales in the Kihei area, the third busiest homes sales market on the island, saw a 10% drop in units sold over the past year, from 117 to 105 units. The average price fell from $841,453 to $762,590, a decrease of 9.3%.
